Real Estate Transactions Should Be Handled Carefully

When you are making any real estate transactions it is best to proceed with caution. While the real estate market is flooded with wonderful agents it is still a good idea to shop around. Did you know that the listing agent is not the agent you will be required to work with? As a buyer of real estate you can choose a buyer agent. The agent with the listing is the sellers agent. Some states allow the same person to do both. Ask around with friends and associates for recommendations for the best agents. Whether you choose a dual agent or a buyer agent depends on the reputation of the Realtors you can choose.

I was just talking to a friend who manages real estate and she was helpful with my choice of Realtors. She has been managing rentals and helping to flip houses for a long time. With this experience she found who is easy to work with and who it is best to steer away from. If an agent tries to encourage you to skip over any concerns than they may not be the one to handle real estate transactions for you. It is vital to the success of a purchase to be able to have full access to anything about the house.

When a house is purchased all buyers have a right to a home inspection. I would never buy a house without an inspection. If an inspection is not completed and you move in, you are stuck with any repairs that could have been made beforehand. Termite inspections should also be completed and if necessary the home should be exterminated and pass visual inspection of damage. Check the walls in the garage and basements more closely. When I purchased a home and decided to paint the garage I noticed ruts in the walls. It turned out that this was from termites. Since I had an inspection I was able to get the home treated for termites. Real estate transactions should make provisions so that a termite clause is included should something like this happen.

Older homes, or homes that have at least 20 years of life may be sold with a warranty. This is similar to a maintenance plan for the home should anything go wrong in the first year. It does not usually cost too much for the seller to include a warranty in the sale. If anything goes wrong with electrical, heating, wiring, appliances and other designated items the warranty will pick up the cost of repair or replacement of any listed items. There is usually a service charge which is the responsibility of the home owner. When doing real estate transactions on older homes this could result in replacement of more than one appliance if none have been recently replaced. Warranties are usually renewable by the owner.
